No 'land compensation' now in Madhya Pradesh!

'Development Rights Certificate' to be given in lieu of compensation!

JULY 25 (WTN) - If your land is in cities like Bhopal or Indore in Madhya Pradesh, then this news is 'very important' for you. For your information, let you know that the Madhya Pradesh government is going to create a 'new rule' for the land acquisition by the government for development works. If this rule applies, it is natural for the common people to face trouble.

According to the new rules of government, 'compensation' will not be given in lieu of the land to be acquired by the government for development works in urban areas, but instead the government will give the 'Development Rights Certificate' to the landowner. According to the information, in this certificate, the government will give the 'floor area ratio' to the landowner, i.e. the construction area, which the landowner can use in any other place. This rule is to be implemented in all urban bodies.

According to information received from the media, in this regard, the state government has issued a draft of 'Transferable Development Rights Rules', which has been asked for objections in thirty days.

For your information, please state that in the coming days, the state government will acquire land for Metro and other development works. According to this new rule, the landowner will get 'Development Rights Certificate' instead of land acquisition, which the landowner can sell to another builder or another person.

For your information, let you know that Madhya Pradesh government is going to introduce this rule specifically for Metro project in Indore and Bhopal. The government has to acquire land for Metro Route and Station.

The 'Development Rights Certificate' given in lieu of land acquisition, its validity will remain for only ten years. In this period, if the certificate holder will not used it or sold it then the certificate will be 'illegal'. However, if any land owner is 'dissatisfied' with land acquisition, he can go to court.

According to the new rules, not only infrastructure development and transport, the government can also acquire land for 'entertainment'.

According to the information, the 'Development Rights Certificate' will be used only in the 'Acquisition Area' and 'Impact Area' declared by the state government. State government will declare those areas the 'Acquisition Area' where the development work is comparatively low. At the same time, both the Metro Route and the 500-meter area will be considered as 'Impact Area' so that there multi-storey building can be constructed.

It is believed that this new rule of government will be quite 'opposed'. It has been observed that people have to face a lot of problems for the land acquired by the government, if this new rule is implemented, then according to this news rue, landowner will not get compensation, but the certificates, which the government will give, how will be sold while there will be no 'interference' of government.
