JULY 12 (WTN) - As you know, millions of people in the country live in rental houses. On the other hand, there are millions of shops on rent in India. But it has been observed that the laws existing in India for the safety and convenience of the tenants are quite old. The rights of the tenants are not being properly protected in these old laws.

In addition to the tenants, there is no more provision in the existing rent law for landlords' rights. But the Modi Government, which won a landslide victory in the Lok Sabha Elections, is now going to change the law for the safety and convenience of both the tenants and the landlords.

According to the information, it will be easier to rent the house and the shop soon in the country. According to the information received from the media, the model tenant act is in the final stages. If everything goes on in a planned manner, then the act can get approval from the cabinet until August. 

In her budget speech, the country's first woman finance minister Nirmala Sitharaman, had said that the Government would make ideal rent law about rental housing, because the existing laws related to renting housing are quite old, and these laws are unable to sort out the problems of both the property owner and the tenant.

That is, it is clear that the Modi Government is going to redefine the financial relationships and the rights between the landlord and the tenant. It is being said that in the new law, the protection and convenience of the tenants have been taken care of along with the property owner's rights.

The provisions of the new law state that the landlord can’t take more security deposits than three months' rent. If the landlord wants to vacate the house then he will have to return the security deposit in a month. The landlord can now increase the house rent only after the renovation of the house.

Keeping in view the privacy of the tenants, there is a provision in the new legislation that before the tenant comes to the house, the landlord will have to give 24 hours notice. Now if there is a dispute between the landlord and the tenant for any reason, the special fare tribunals will be started for this, where such cases will be heard.

Actually, the aim of the Modi Government is to restrict the stubborn of the landlords. It has been observed that the landlord raises the rent from stubborn. At the same time, many landlords impose a lot of hindrance on the tenants, due to which the tenants have to face many problems. In this case, the new tenants can get a lot of help from the new law.

However, it is not that only the tenants will be cared for in the new legislation. Rather, the rights of landlords' financial and property will also be taken care of in the new law so that they do not suffer any harm due to the tenants. Some rules will also be made for the tenants to remain in the new legislation so that the landlord does not face the problem of any work.
